Devonshire House, Mayfair, London

  • Acquisition date: 2007
  • Exit in 2013
  • This prime London asset was repositioned as a first class destination for hedge funds and other finance industry tenants. The building fabric was upgraded and works carried out, including a new roof and stone cleaning. 125,000 square feet of office space was refurbished, 6 new lifts installed and the air conditioning system upgraded.

Baker Street, London

  • Acquisition Date: 2014
  • A grade II listed property lying within the Portman Estate Conservation Area. The site consists of a 6 storey building fronting Baker Street and a four storey mews house to the back. The ground and basement levels house retail and cinema use respectively.

Long Acre, Covent Garden, London

  • Acquisition date: 2007
  • Exit in 2013
  • The principals attracted institutional capital and partly used their own funds to acquire this landmark office building in the theatre/leisure district of Covent Garden. The management strategy involved maximising rental levels and limiting vacancy levels to a minimum.

Citfin House, Great Eastern Street, London

  • Acquisition date: 2013
  • This dilapidated office building in Shoreditch was acquired with a view to completing a total redevelopment in one of London’s most up and coming locations.

Inverness Terrace, Bayswater, London

  • Acquisition date: 2012
  • Formerly a supermarket loading and storage area, planning consent was obtained for 20 new high quality residential units. Construction started in 2013 and is due for completion in Spring 2015.

Queensway, Bayswater, London

  • Acquisition date: 1998
  • Exit in 2014
  • This asset was acquired through 4 distinct packages that allowed control of the entire retail block. The asset management strategy involved improving the retail mix and increasing lease lengths over the long term to maximise income. There was also a development strategy to obtain planning for a new supermarket and residential scheme on part of the site.

Angel, Islington, London

  • Acquisition date: 1990
  • This landmark property is currently let to HSBC

Baglioni Hotel, Kensington, London.

  • Acquisition date: 2002
  • This building was purchased as a 3 star hotel and subsequently repositioned as a luxury 5 star destination hotel through a lease negotiated with the international Baglioni Hotels group. The construction works involved a Grade II listed façade retention scheme and full reconstruction of the interior.

Industrial Property, Ipswich

  • Acquisition date: 2012
  • This is a long leased property to an AIM Listed tenant (ISG) allowing for a strong annual dividend.

Rye Lane, Peckham, London

  • Acquisition date: 2009
  • A commercial building in the main retail area of Peckham, this asset was taken over after the collapse of a major national retailer. Two new national retailers were subsequently found and development plans for 9 residential units on the upper floors has also been achieved.

Station Road, Harrow

  • Acquisition date: 2006
  • Intensive asset management led to Tesco occupying the ground floor and planning permission being obtained for four 2 bedroom flats on the upper floors.

The Parade, Oadby, Leicestershire

  • Acquisition date: 2012
  • Two well configured retail units, with a local independent restaurant above. The majority of the property is let to Marks and Spencer.

Edgware Road, London

  • Acquisition date: 2011
  • This property is a dividend producing asset in a strong London location and currently let to Kwik Fit.

Petty France, St James Park, London

  • Acquisition date: 2006
  • Exit in 2008
  • The principals partnered with a client to acquire this property and increase its value via active lease management. An office refurbishment was undertaken, leading to a marketing campaign and ultimate letting to a Financial Services company. The residential units were refurbished and sold off separately.

Sanctuary Buildings, Victoria, London

  • Acquisition date: 2004
  • Exit in 2006
  • The Principals worked jointly with a Middle Eastern Bank to acquire this asset. Negotiations were then opened directly with the tenanted Government department over a regear of the lease ahead of the rent review.
