Established in 1990 and based in London’s Covent Garden, we currently manage a portfolio in excess of 700 units across 300 commercial and residential properties located throughout the UK.

Our clients include individuals, family offices and corporates both in the UK and abroad. Our in-house team is comprised of investment, development management, building surveying, finance and administration professionals. Pelham Associates is a wholly owned subsidiary of DCD London & Mutual plc, a worldwide financial and asset management group with a core focus on real estate.

We are regulated by the Royal Institution of Chartered Surveyors (RICS) and the Financial Conduct Authority (FCA) (insurance intermediary) and therefore adhere to their codes of professional conduct.

Acquisition and Disposal

Our team of RICS qualified commercial property surveyors are able provide advice on all aspects of commercial property acquisitions and disposals.

We work closely with our clients to develop investment criteria that are achievable in the prevailing market conditions.

We source opportunities from a panel of UK agents and review and provide stock selection from the London commercial property auctions. On the sales side, we are able provide a full market & pricing review to achieve the most effective disposal.

Asset and Property Management

We provide a comprehensive service covering all aspects of property management.

Our qualified team of professional surveyors works hands-on to manage and reposition real estate assets.

Services include inspections, lease administration, service charge management and all landlord and tenant related matters.

We work both with clients preferring input in the management of their properties, and also with those who prefer to monitor their assets remotely.

Development and Refurbishment

We provide a comprehensive redevelopment / refurbishment service. This includes identifying properties with development potential and asset management opportunities.

Our team works closely with a team of architects, structural engineers, planners and building control to ensure all aspects of the design stages are dealt with to secure an appropriate planning consent.  We also manage all aspects of tender packages through to overseeing the construction process.

Finance and Accounting

Our property management accounting function is an integral part of our property management service.

We have a team of qualified accountants dedicated to providing a full in-house service including rent collection, debt management, accounts preparation, management accounts, cash flow forecasts, insurance and VAT and tax returns.


For over 25 years, Pelham has approached real estate investment and asset management holistically.  The Pelham team are able to source, develop, and manage properties ‘in-house’ with the primary motive of adding value wherever possible.

Where appropriate, we strategically place groups of investors together to syndicate an investment purchase and often provide co-investment from one of our related companies.  This ensures specific focus and alignment for investment parties.

Our asset management role ensures that the performance of the property we acquire is linked to our success. Active involvement in asset management also provides us with the ability to spot opportunities, be they operational or value add related. We have the skill and knowledge required to evaluate a property and devise the optimal strategy to maximise its value.

We have experience in a wide range of property sectors including retail, office, leisure, residential, and industrial & logistics. This gives us the knowledge necessary to assess whether a property is being put to its best use over time and UK geography.

We possess direct and practical real estate experience and seek to anticipate trends in capital and property markets with the aim of exceeding clients’ portfolio objectives.
